1. Acceptance of Terms

Welcome to F & F REIT, Inc. (“Company,” “we,” “us,” or “our”).
By accessing our website, entering into a lease or business agreement, or engaging with our property management and investment services, you agree to be bound by these Terms of Use, along with our Privacy Policy and Fulfillment Policy.

If you do not agree with these Terms, please discontinue use of our website and services immediately.
These Terms form a legally binding agreement between you (the “Client,” “Tenant,” “Investor,” or “User”) and F & F REIT, Inc.

2. Overview of Services

F & F REIT, Inc. is a private real estate investment and management company focused on acquiring, managing, and growing a diversified portfolio of income-producing properties.
Our primary business activities include:

  • Real estate investment and asset management

  • Lease administration and property oversight

  • B2B real estate and shared management services

All services are rendered under written agreements that define specific deliverables, payment schedules, and engagement terms.

3. Eligibility

By using our website or entering into an agreement with F & F REIT, Inc., you confirm that:

  • You are at least 18 years of age or legally authorized to represent a business entity.

  • You are engaging in a lawful and professional business or investment purpose.

  • All information you provide to us is accurate, truthful, and up to date.

We reserve the right to refuse service, suspend accounts, or terminate agreements if eligibility requirements are not met.

4. Client and Tenant Responsibilities

All clients, investors, and tenants agree to:

  • Provide complete and accurate documentation necessary for lease or service processing.

  • Comply with all terms outlined in their lease, management, or B2B agreement.

  • Make timely payments as stated in the applicable contract or invoice.

  • Maintain open and professional communication with our management and support teams.

Failure to comply with these responsibilities may result in penalties, service suspension, or termination of agreement.

5. Intellectual Property Rights

All materials, property listings, documents, systems, and intellectual property created or provided by F & F REIT, Inc. remain the exclusive property of the Company unless otherwise stated in writing.

Clients, tenants, and partners may not reproduce, modify, or distribute any company materials without prior written consent. Unauthorized use may result in legal action.

6. Confidentiality

All business, financial, and personal information shared between F & F REIT, Inc. and its clients, tenants, or partners is treated as confidential.
Both parties agree not to disclose or distribute such information to third parties, except as required by law or with written consent.

This confidentiality obligation continues even after termination of the agreement.

7. Payment Terms

All payments are governed by the terms outlined in the lease, investment, or service agreement.

  • Accepted payment methods include bank transfer, credit/debit card, ACH, or approved third-party payment processors (e.g., Stripe).

  • Invoices are due upon receipt unless otherwise specified (Net-15 or Net-30 terms may apply).

  • Late payments may incur administrative or interest fees as defined in the contract.

All payments are final once services commence, and financial obligations must be met to maintain active status.

8. Refunds and Cancellations

Due to the nature of our real estate investment and management services, all payments, lease fees, and service charges are non-refundable once the service period has begun or property access has been granted.

Exceptions may apply for:

  • Duplicate payments or billing errors

  • Prepaid retainers for future work, refundable pro rata with at least 30 days’ written notice before the next billing cycle

All refund and cancellation requests must be submitted in writing to sales@f-freit.com for review.

9. Use of Website

You agree to use our website only for lawful purposes and in accordance with these Terms.
You may not:

  • Interfere with or disrupt website operations or security systems

  • Upload harmful code, viruses, or automated scripts

  • Collect or use data for unauthorized or commercial purposes

  • Impersonate another individual, company, or entity

We do not guarantee uninterrupted service, error-free operations, or specific financial outcomes.

11. Limitation of Liability

To the fullest extent permitted by law, F & F REIT, Inc., its officers, directors, and affiliates shall not be liable for:

  • Any indirect, consequential, or incidental damages including loss of income, investment, or property value

  • Service interruptions, delays, or losses caused by third-party systems or unforeseen events

  • Any total liability exceeding the amount paid for the specific service or lease in dispute

These limitations apply to all actions, whether in contract, tort, or otherwise.

12. Indemnification

You agree to indemnify and hold harmless F & F REIT, Inc., its officers, affiliates, employees, and representatives from any claims, damages, or liabilities arising from:

  • Your breach of these Terms or related agreements

  • Your use or misuse of our services or website

  • Your violation of applicable laws or third-party rights

13. Termination

Either party may terminate a lease, service, or investment agreement according to the terms defined in the signed contract.
F & F REIT, Inc. reserves the right to suspend or terminate services or access immediately if:

  • Payment obligations are not met

  • Fraudulent or unlawful activity is detected

  • Terms of Use are violated

All outstanding obligations must be fulfilled prior to termination.

14. Governing Law

These Terms of Use are governed by and construed in accordance with the laws of the State of Wyoming, without regard to conflict of law principles.
All disputes shall be resolved through mediation or binding arbitration in Cheyenne, Wyoming, unless otherwise agreed in writing.

15. Modifications to Terms

We may modify or update these Terms of Use at any time to reflect changes in law, policy, or business operations.
All updates will be published on our website with a new effective date.
Continued use of our services or website constitutes acceptance of the revised Terms.
